Lease-Up Marketing Manager

This is a remote position; however, candidates located in or near Tampa, Orlando, Miami, Atlanta, Raleigh, Indianapolis, Chicago, Houston, or Dallas are strongly preferred.Advenir Azora is looking for a driven, detail-oriented Lease-Up Marketing Manager to own the full marketing lifecycle of new multifamily developments - from groundbreaking through stabilization.This is a high-impact role at the intersection of strategy and execution. You'll build the plan, launch the community, monitor performance, solve problems fast, and keep leadership fully informed. Reporting directly to the Chief Marketing Officer, you'll be the primary marketing voice on every lease-up you own.What You'll OwnEnd-to-end marketing strategy and execution for all assigned lease-up communities, from pre-development through formal stabilizationPre-launch readiness: website, ILS setup, photography, drone video, 3D tours, signage, collateral, and platform onboarding (SOCi, Tour24, EliseAI, Entrata, Lineups DA)Weekly lead volume and conversion reviews; monthly cost-efficiency and cost-per-lead analysis by channelFormal 30/60/90-day performance reviews with data-driven action plans and defined targetsStabilization handoff - initiating the transition to the Portfolio Marketing Manager 30 days before reaching 90% occupancyBudget management and spend recommendations tied to leasing performance and absorption goalsDigital channel alignment (SEO, PPC, geofencing, ILS) in collaboration with the Digital Marketing ManagerWhat We're Looking ForProven experience in multifamily lease-up or property marketing - you understand the full lifecycle from groundbreaking to stabilizationStrong analytical mindset - you don't just track data, you translate it into clear recommendations with defined outcomesExceptional project management skills; comfortable managing many moving parts across internal teams and external vendors simultaneouslyHands-on familiarity with platforms such as Entrata, SOCi, EliseAI, Tour24, Apartments.com, and ZillowA sense of urgency - lease-up moves fast and you move fasterStrong communication and leadership presence in stakeholder meetings, including Development, Operations, and investor partnersCommitment to Fair Housing compliance and brand standards at every stage of approvalKey Tools & PlatformsEntrata · SOCi · EliseAI · Tour24 · Lineups DA · LCP360 · Zillow 3D · Apartments.com · PPC / Geofencing · SEO · Microsoft PlannerWhy Advenir AzoraYou'll step into a lease up role with real ownership, not just coordination.
