LEASE UP & MARKETING COORDINATOR, PROPERTY MANAGEMENT JOB DUTIES AND RESPONSIBILITIES: The Lease Up & Marketing Coordinator will use strong communication, organizational, and interpersonal skills, be detail oriented, and flexible to be able to work individually or in a team environment. The duties listed below are intended only as illustrations of the various types of work that could be performed. Lease Up Support Assist Senior Management Team and support departments in coordinating all set up requirements associated with integrating new communities into the portfolio. Assist in the creation of operating expense assumptions for pre-development activities. Utilize internal data, including review of traffic, conversions and rental rates, to identify opportunities for improved rent growth, occupancy and performance. Shop and provide recommendations to improve marketing activity, review occupancy status and maximize rent schedules. Work with Training Department to develop and execute new Sales Training Program for property management team members to ensure productivity of market rate communities proactively and on an as needed basis. Create and implement sales recognition and incentive programs, provide continuous oversight on program as needed. Order and evaluate shopping reports by outside competitive shop companies to identify areas of opportunity for community level teams. Have a solid knowledge of surrounding competition; build relationships and encourage the sharing of information with market competition. Provide support to the VP Management Team for market knowledge and identification of revenue opportunities. Assist in the planning and coordination of Ground Breaking and Grand Opening events. Conduct training sessions on market conditions with sales teams. Work with Account Executives to build relationships with employers of business in the immediate area, driving additional business to the region. Ensure highest level of customer experience by providing recommendations to management team in resolving resident relations and customer service issues. Complete required investor sales reports Performs other related duties as required and assigned. Marketing Support Assist in designing print and digital marketing materials, including flyers, banners, social posts, eblasts, and event collateral. Assist in coordinating vendors for signage design, production, and installation. Coordinate photography and videography sessions, ensuring organized storage and consistent visual standards. Assist in maintaining and updating property listings across ILS platforms (Apartments.com, Zillow, AffordableHousing.com, etc.). Coordinate updates to property websites, including content, photography, and SEO enhancements. Assist in planning and posting social media content (Facebook, Instagram, TikTok) while tracking engagement and reach. Coordinate creation and scheduling of eblasts and digital campaigns to promote lease-ups, specials, and events. Assist in conducting market and competitor surveys to identify pricing, concession, and marketing trends. Coordinate collection and analysis of marketing performance metrics, including lead sources and conversion data. Assist in managing interest lists and follow-up communication with prospective residents. Coordinate marketing efforts and vendor partnerships to support new lease-up launches. Assist in maintaining project tracking tools (Airtable, Teams, or SharePoint) for campaign status and team visibility. Coordinate updates within HubSpot and Yardi Site Manager for property information, pricing, and availability. Assist in identifying advertising sources and outreach opportunities to maximize exposure. Coordinate communication and alignment with the Marketing Department to ensure consistent brand messaging. COMPENSATION: $36.00 - 41.00 per hour plus annual bonus, depending on experience REQUIRED SKILLS, QUALIFICATIONS AND ABILITIES: High School Diploma required; Bachelor's degree preferred or related job experience. A minimum of 3 years' experience in Market Rate Property Management A minimum of 3 years’ experience in lease ups Problem solving- must be able to identify and resolve problems in a time manner.
